Ulster home sales inch upward

KINGSTON – Home sales in Ulster County fell slightly in February when compared to the same month in 2016, but in the first two months of the new year, they are up.           
In February of this year, 103 homes sold, compared with 105 during the same time last year. In the first two months, 213 homes were sold compared to 198 in the same time frame of 2016.
The Ulster County Board of Realtors/Multiple Listing Service also reported the average selling price rose significantly in February. In 2017, the average price was $282,906, compared with February of 2016 when it was $216,059. The average price was also up in the first two months of the year — $258,124 in 2017, compared with $216,489 in the same period last year.
The number of days a house was on the market, another indication of market conditions, reflected a positive outlook, according to the board. In February, homes were listed for an average of 145 days, compared to 157 days in the same month 2016. In the first two months of the year, homes were market for 134 days, compared with 148 days one year earlier.
There were 671 available listing in February, compared with 1,034 in the same month in 2016.
