KINGSTON – Home sales in Ulster County declined by 27 percent in the first seven months of the year, the Ulster County Board of Realtors reported.

During the period of January to July, home sales declined from 844 in 2022 to 617 this year.

The average selling price, though, grew by 6.5 percent, going from $459,709 to $489,704.

Homes remained on the market an average of 62 days, compared to 56 days one year earlier, an 11 percent increase.

The realtors’ organization said home sales in July declined by 13 percent, going from 138 in 2022 to 120 in July 2022.

The average price of a home in July rose by 9.6 percent over the same month in 2022. The price rose from $475,888 in July 2022 to $521,512 this past July.

Available listings declined in July from 305 in July 2022 to 251 in July 2023.
