Feds reach settlement with developer of Orange County rental property

NEW YORK – The federal government has settled its Fair Housing Act lawsuit against Webster AV Management LLC requiring the company to make retrofits to its Bluestone Commons rental complex in Maybrook as well as another facility of theirs in the Bronx.
Webster has also agreed to establish procedures to ensure that its future residential development projects will comply with the accessibility requirements of the FHA.
The settlement requires the company to provide up to $105,000 to compensate aggrieved persons and to pay a civil penalty of $37,500.
According to the allegations and admissions, Bluestone Commons has a number of inaccessible features, including bedroom, bathroom and balcony doors that are not wide enough to accommodate people in wheelchairs, excessively high thresholds within individual units, thermostats and light switches located too high above the floor, and common area bathrooms that lack grab bars.
