MIDDLETOWN – The new owners of the Playtogs Plaza shopping center
that straddles the Middletown city/Wallkill town line, on Dolson Avenue,
are planning to give it a major facelift to attract new tenants.
The complex, with three main buildings and some smaller standalones, includes 800,000 square feet of mixed-use space with over 200,000 rentable square feet. It includes a three-story building that includes retail and office space as well as the former Redner’s supermarket building. The National Wholesale Liquidators building, formerly Playtogs, on the same site, was not part of the $4 million purchase.
The property has some 40 rental spaces and is 45 percent leased.
The new owners are Middletown Plaza Holdings. One of its principals, Eric Jacobov, founder and CEO of Concord Capital of Rockland County, said they plan on interior and exterior improvements this spring.
“We are planning a façade renovation and updated lighting for the site. We will be redoing certain parts of the parking lot and giving it an updated look to attract tenants,” Jacobov said, adding affordable rents of between $8 and $15 per square foot should make it attractive for long-term tenants.
Jacobov said he purchased the complex because of the growth of the Middletown-Wallkill
area, in particular that area which has been seeing growth in residential
development.
