POUGHKEEPSIE – Action has been completed to address the contamination at the A. C. Dutton Greenway North Town site at 1 Dutchess Avenue in Poughkeepsie. The remediation was conducted under the state’s brownfield cleanup program.
The vacant site is in an urban area in the Town of Poughkeepsie adjacent to the Hudson River.
The cleanup was performed by Dutchess Avenue Riverwalk North, LLC with oversight from the DEC.
The remediation included installation of a site cover to allow for restricted residential use and recreational use. Rip-rap has been installed along the shoreline to protect the cover system and limit erosion of site soils. An environmental easement has been placed on the property to limit future use to restricted residential, recreational, commercial or industrial uses and restriction of groundwater use. A site management plan has been developed and will be implemented to manage low levels of remaining contamination.
The property was used for industrial purposes from the 1830s to 1995. Prior uses included processing whale oil, screw factory, a sash factory, a locomotive factory, a dyewood factory, an iron works plant, and a glass works plant. 
The A. C. Dutton Lumber Company operated a wholesale lumber company there from 1966 to 1995.
The site consists of historic fill composed of solidified kiln ash, which includes sand and gravel, demolition debris, bricks and cinder block fragments, anthracite coal, ash, sand, silt and large gravel.
Depth of groundwater at the site is approximately four to six feet below ground surface and is assumed to flow to the west toward the Hudson River, which the DEC said is likely influenced by tides.
