NEW WINDSOR – Two hotel developers
are asking the Orange County Industrial Development Agency for financial
incentives to build facilities – one in the Town of Wawayanda and
the other in the Town of Wallkill.  Both projects presented their
initial requests to the IDA on Thursday.
Nowak Properties plans to construct a 108-room Sleep Inn at the intersection of I-84/Route 6 and Route 17M in Wawayanda. The developer is seeking a 10-year-payment-in-lieu-of-taxes (PILOT) arrangement and an exemption on sales tax for building materials. The company plans to hire 19 employees and 45 workers during construction of the $6.3 million project.
The Wallkill hotel, a Home 2 Suites, will be built by JCA Properties on Route 211 at the site of the former town hall. The 95-room extended stay facility is expected to cost $10 million. That company is seeking sales and mortgage recording tax exemptions.
IDA Associate Executive Director Laurie Villasuso said there is a demand for more hotel space in Orange County.
“We have all of these incredible things going on in Orange County,” Villasuso said.  “We have sports parks that continue to go up, we have this casino that is going on in Sullivan; we are going to expect a lot of through traffic for that. We have West Point. We have beautiful natural sites; we have the Hudson River. We have all of these beautiful destinations and so few hotels to serve them.”
