Hudson Valley Logistic Center pre-leased to global automaker

EAST FISHKILL – A global automotive manufacturer has signed a long-term agreement to occupy the entire over 540,000 square foot Hudson Valley Logistics Center in East Fishkill.

The tenant is Stellantis, the fourth largest automaker in the world with brands including Alfa Romeo, Chrysler, Dodge, Jeep, Maserati, and Ram, among others.

The facility is set for completion in the third quarter of this year.

The building at 32-34 Patriot Way, features 36-foot clear ceiling, 120 dock positions, three drive-in doors, 134 trailer stalls and parking for 212 cars.

Space constraints across the Northeast, combined with a push for supply chain sophistication, has transformed the Lower Hudson Valley into a hotbed of activity among developers and tenants who see the market as a viable alternatives to areas such as Exit 8A and the Lehigh Valley, according JLL, Jones Lang LaSalle Incorporated, a global real estate services company.

In an effort to reduce the industrial vacancy rate in Dutchess County, the Real Estate Committee of the County’s Economic Development Advisory Council lead by Assistant County Executive Ron Hicks identified vacant and or blighted commercial properties to target for redevelopment.

The former IBM West Campus in the Town of East Fishkill, a 123-acre site with 900,000 square feet building space had been vacant for nearly two decades and was at the top of the list. The property had changed hands at least twice after failed development attempts.

In 2018 the county reached out to a world class developer and invited them to a meeting hosted by the Town of Fishkill. The idea was to showcase the property and the county and town’s commitment to coordinate and expedite the permitting and review process.

The developer, Bluewater Group returned with a prospective tenant and a proposal to build a 631,000 square foot building. The county, Think Dutchess, and the state worked with Bluewater to attract the tenant, Amazon, which now employs more than 2,000 workers.

Shortly after, the developer impressed with the county and town’s positive business climate and expeditious permitting and review process returned with plans to add a 540,000 square foot spec building.

During construction, Bluewater again worked with the county and town to attract a tenant which has now leased the entire building.  The two buildings alone represent an investment of more than $200 million.  Approximately 2,000 new jobs have been created and it is expected an additional 190 jobs will be created over the next 12 months.
