Ulster housing market softens in first five months of 2023

KINGSTON – Home sales in the first five months of the year fell 34.3 percent over last year, according to the Ulster County Board of Realtors, Hudson Valley Catskill Region MLS.

Home sales dipped from 597 from January to May of 2022 to 392 during the same five months in 2023.

The average selling price rose by just under 3.0 percent, going from $406,692 in the January through May period in 2022 to $474,119 so far this year.

Homes were on the market for 68 days in 2023, compared with 63 last year, an eight percent increase.

In May alone, sales fell by 3.8 percent, going from 116 in 2022 to 93 this year.

The average selling price fell by 3.8 percent in May, going from $511,262 in 2022 to $291,964.
