Ulster County home sales soften

KINGSTON – The number of homes sold in Ulster County in the first three months of the year fell by 39.6 percent from the same period last year, according to the Ulster County Board of Realtors, Hudson Valley Catskills Region MLS.

Sales in the period of January through March 2022 amounted to 373; sales fell to 225 during the same period this year.

The average selling price rose by 3.8 percent from $435,818 in the first three months of 2022, compared with $452,316 this year.

It also took longer to sell a home this year – 16 percent longer – with homes on the market for an average of 72 days in 2023, compares with 62 n 2022.

In March alone, 27 percent fewer homes sold in 2023 compared to the same month in last year. A total of 89 homes sold this March, compared with 122 one year earlier.

The average selling price rose by 10 percent, going from $435,252 in 2022 to $479,847 in this March.

Homes stayed on the market 49 percent longer this March, at 88, compared with 59 days in March 2022.
